Rental Policies

Check in and Check Out

• All summer rentals are Saturday to Saturday. Check in is at 3pm, check out is no later than 10am.
• You will be going directly to the property any time after 3pm on the day of check in. You will receive detailed instructions prior to your stay. Early check ins are not permitted.
• All persons and belongings must be off property by 10am on the day of check out. Late check outs are not permitted.

Pets

• No pets are allowed on rental properties unless:
  • Pet has been pre-approved by Yankee Pedlar Realtors prior to booking, AND
  • Pet Rider has been signed

Payments

• Full price includes rental amount, 8.5% NH Rooms and Meals Tax, end of stay cleaning fee (amount varies per property), and a $100 administration fee.
• The first payment of 50% of the total is due within 7 days of contract. The second/final payment will be due 20 days prior to arrival.
• Yankee Pedlar Realtors does not accept credit cards. All payments are due via check.
• All rentals are subject to a refundable security deposit to address damages above and beyond normal wear and tear, at the sole discretion of Yankee Pedlar Realtors. Security deposits will be processed 21 days after departure.

Linens

• Rental properties are NOT equipped with bed sheets, bath towels, or beach towels.
• Tenants must bring their own, or they can be rented via WinniLinens.com.

Boat and Water Toy Rentals

• Boats can be rented from:
  • Melvin Village Marina, Melvin Village
  • Goodhue and Hawkins, Wolfeboro
  • Wolfeboro Corinthian Yacht Club, Wolfeboro
• Water toys, including kayaks, paddleboards, water trampolines, and swim rafts, can be rented from:
  • Dive Winnipesaukee, Wolfeboro

Housekeeping

• Properties will be professionally cleaned prior to your arrival.
• Mid-stay cleans can be scheduled at the renters’ expense, please contact the office for more information.

Occupancy

• Property occupancy is set by the owner.
• Maximum occupancy is strictly adhered to at ALL times.

Cancellation Policy

• Yankee Pedlar Realtors does not permit cancellations.
• If you find you are not able to come, please confirm in writing to Yankee Pedlar Realtors, and we will attempt to rebook the week(s).
• If we are able to rebook at full price, the cancellation fee will be 20% of the total rent charge plus a $100 administrative fee.
• If we are NOT able to rebook the canceled week(s), the tenant is responsible for the entire rental amount.

Agency and Ownership

• Yankee Pedlar Realtors represents the property owner.
• All properties are individually owned and equipped. This will vary from property to property.
• All properties are equipped with normal kitchen items, plates, flatware, and glasses. Bedrooms have pillows and bedspreads. Properties have general outdoor furniture, but if you have a specific requirement, please plan ahead.
