Rental Policies

All vacation rental properties represented by Yankee Pedlar Realtors are individually owned and are outfitted by the property owner. Owner's personal property must be respected. Yankee Pedlar Realtors represents the owner(s) of the property(s) in a client/agency relationship. Tenant(s) are defined as the principal party(s) renting a vacation property & those accompanying the principal party.

Rental Rules, Regulations and Terms of Occupancy

All reservations subject to rental rate, $50.00 Administrative Fee, Departure Cleaning Fee plus 9% Rooms & Meals Tax on all charges.

1. VIOLATIONS:
Violation of any of the following rules will lead to immediate eviction and forfeiture of all Rents and Deposits.

2. PAYMENTS:
Booking deposits (50% of total cost) is due within 10 days of booking. Outstanding balance payment and security deposits (100% payment) are due no later than 20 days prior to occupancy, herein "Due Date". Please mark your calendar as no invoice or reminder will be sent for final payment. Failure to make final payments by Due Date may lead to forfeiture of any rents previously received. All funds received are deposited into an interest bearing trust account until disbursement. Interest earned on escrow/trust account is paid to Yankee Pedlar Realtors.

3. DAMAGE DEPOSIT:
All rentals subject to a refundable Security Deposit listed on previous page to insure compliance with the Rental Rules, Regulations and Terms of Occupancy. Security Deposits will be returned to Tenant within 21 days after departure in the form of a Yankee Pedlar Realtors check minus any damage or other expenses related to the rental, if any.

4. LINENS/TOWELS:
It is the responsibility of the Tenant to provide sheets and towels for use during their stay.

5. HOUSEKEEPING: Property will have been professionally cleaned and inspected prior to occupancy. Departure cleaning of property is paid for by the cleaning fee listed in this rental contract, which covers normal housekeeping explained as follows: Tenant(s) are expected to do the following: 1) Pick up trash, bag it, and place it in trash can provided. 2) Throw out ALL food items and take all personal items. 3) Return all furniture and other items to the same position they were in at move in. 4) Remove sheets from all beds and remake beds with blankets & pillows as originally found.

6. OCCUPANCY LIMITS: Strict adherence to the occupancy limit is to be observed per your Agreement. MAXIMUM OCCUPANCY HEREIN DEFINDED AS THE MAXIMUM NUMBER OF PERSONS (INCLUDES ALL AGES) TO BE AT/ON THE PROPERTY AT ANY GIVEN TIME.

7. CHECK-IN:
Check-In time is between 3pm & 5pm on day of arrival in Agreement. Tenancies shall not commence before 3:00pm. Early Check-Ins are NOT available. No member of your party should arrive at the property, by land or by boat, before check-in.  Tenant may be subject to one additional day rental if property is occupied by said tenant prior to 3 p.m EST. Late Check-Ins (after 5PM) must be arranged in advance.

8. CHECK-OUT:
 Check out is 10:00 AM prompt - ALL personal items including boats and cars shall be removed from the property by 10:00 AM and keys returned to Yankee Pedlar Realtors at 12 North Main Street, Wolfeboro, NH by 10:30 AM. There is a $50.00 charge to principal party for lost or missing keys, or keys not returned to Rental Agent by 10:30 AM on day of departure.

9. SMOKING:
There shall be absolutely NO SMOKING allowed inside or within 25 feet of any entrance to any of the structures on the Property.

10. NEIGHBORS: Please enjoy your stay while being considerate of others. Good neighbors are much nicer and more likely to help you should an emergency arise. Please respect quiet times between 10PM and 7AM.

11. TELEPHONE SERVICE:
Most properties are equipped with a telephone for local calls only. All toll telephone calls should be made on a credit card or reverse charge basis. You are responsible for these calls.

12. LAWFUL USE OF PROPERTY: The unlawful use of any controlled or dangerous substance, regulated by the laws of the State of New Hampshire or the United States is strictly prohibited on the Property. Any/all unlawful conduct at/on Property is prohibited.

13. INSPECTION: Rental Agent reserves the right to enter and inspect the Property for damage, waste or illegal activity without notice. 

14. TENANT RESPONSIBILITY: The Tenant whose name appears on the Agreement is responsible for all terms and conditions herein for them, their guests or others they may have visiting or staying at the Property.

15. VEGETATION: The State of New Hampshire strictly prohibits the destruction or alteration of any plants or other growing materials near the lake shore. Tenant and/or guests agree that they will not remove or alter any plant material on the property. 

16. PETS: NO PETS of any nature, kind or species shall be allowed on the Property.

17. ALTERATIONS TO PROPERTY: Tenant and/or guests shall make no alterations to the Property under any circumstances for any reason, nor shall they remove or damage any item of personal property. The Tenant shall notify the Rental Agent in the event the Tenant feels there is a problem that requires some form of action either with respect to the Property or any personal property located thereon.

18. ACCOMMODATIONS: Accommodations range from basic cottages to luxury homes. All properties are individually owned, furnished and equipped with basic items such as pillows, blankets, cookware, flatware and dishes. Other items may or may not be provided. Rental Agent shall not be responsible for any items not provided. Lessor reserves the right to make changes to accommodations provided at Property without notice. 

19. CONSTRUCTION: As the area continues to grow, we cannot predict when or where new construction will begin. Rental Agent has no control in these situations and cannot move or offer refunds on confirmed reservations if construction occurs near the property.

20. WEATHER/LAKE LEVEL: Lake levels may vary by several feet throughout the year based upon weather conditions and other control of lake levels, affecting beach size, launching areas and water depths at Property. NO REFUNDS will be made for inclement weather, changes in beach size, launching areas or water depths.

21. MECHANICAL & APPLIANCE FAILURE: Rental Agent will use its best efforts to have mechanical (water, septic, electrical and plumbing) and appliance failures, if any, corrected as soon as possible, but cannot control the scheduling of outside service contractors. NO REFUNDS will be made for appliance(s) or mechanical failures or breakdowns. Rental Agent shall have the right to arrange, inspect and make repairs during rental period. Tenant will be charged for unnecessary maintenance and service calls or repairs caused by abuse beyond normal wear and tear. NO REFUNDS will be made for the malfunction of appliances or other equipment.

22. SUBLETTING: Tenant acknowledges that the Property may NOT be sublet. Subleasing shall lead to immediate eviction and forfeiture of all rents and deposits.

23. AGENCY: Yankee Pedlar Realtors represents the Lessor(s). Yankee Pedlar Realtors will make every effort to assist Tenant(s).

24. UNFORESEEN CIRCUMSTANCES: If the subject Property becomes unavailable or uninhabitable for any reason, Rental Agent reserves the right to move a Tenant to a comparable location accommodating the same number of persons and within the same price range. Rental Agent cannot guarantee availability or comparability of other properties. Lessor and Rental Agent are not liable for any acts of nature or major mechanical failure that would prohibit or limit the use of subject Property.

25. ERRORS & OMISSIONS: Rental Agent has made every effort to provide accurate information about Property. Rental Agent shall not be responsible for errors, omissions or any changes with regard to Property. All rental properties are privately owned and are outfitted individually according to owners' taste and may change from time to time.

26. CANCELLATIONS: Cancellations after booking deposit is received, are not permitted. In the event that the Tenant wishes to cancel their rental, they must inform Rental Agent in writing immediately. At this time, Rental Agent will make every effort to re-rent the previously contracted time. If able to re-rent the same time, at the same rate, the cancellation fee shall be 20% of the total rental charge plus a $50.00 administrative fee. If Rental Agent is unable to re-rent the canceled period, the Tenant is responsible for the TOTAL rental amount including taxes, which shall be due in accordance with this Agreement.

All properties are individually owned and owners reserve the right to make changes. All lake levels are state controlled and fluctuate according to rainfall. Beach areas vary in size according to lake level. All rates are subject to NH 9% Meals and Rentals tax, an Administrative/Processing fee, Security Deposit and departure cleaning fees.
